Land acquisition
Land prices vary greatly across Russia, in each oblast or district. Choosing a house project
When choosing a project, you can focus on one of three options.

The customer selects a finished project if he fully meets his needs.
Next, the project is linked to the existing site, then the construction of the house begins. This is the most economical option in choosing a project.
The second option.
The customer selects a project close to his wishes, on the basis of this project, a new version is being developed that meets the customer's requirement. The cost of such a project is more expensive.
The third option.
Dearest. In this case, an individual project is developed that takes into account all the wishes of the customer.
Project work
Initially, a sketch, or a computer image, is created, recreating how the already built house will look like, with reference to the real landscape, also a preliminary estimate.
After the approval of the sketch by the customer, they begin to develop a working draft, the main document at the construction site. Work on a project usually takes from one to three months.
Law
After the working draft is ready, it is approved by the relevant services and a warrant for construction is issued by the Gosarhstroykontrol.
The developer company, will carry out work on the approval of the project, will receive all permissions and signatures of all officials on behalf of the customer. To receive all the documents, a certain amount of money also takes.
After the construction is completed, the house is commissioned and an acceptance certificate is signed.
Time
The construction period usually takes from three to nine months. According to the General Contract Agreement, which is signed by both parties after the approval of the preliminary design, all relations between the company and the customer are regulated.
According to this agreement, design, coordination, construction and commissioning of the house are carried out. The contract stipulates the deadlines, stages, responsibilities of the parties.
Money
The estimate is an integral part of the contract, it determines the cost of work. The contract provides for the phased payment of work performed with a preliminary advance payment, the final settlement is made after the delivery of the facility to the customer.
All questions about the number, duration of steps, the size of payments are agreed upon by the customer upon conclusion of the contract. Usually, the customer and the company find a common language on the issue of financing construction.
Five stages of building a house
first stage.
Territory layout, zero cycle. This stage involves excavation, the production of the foundation and basement (if it is provided for by the project).
Estimated cost of work from 150 cu per square meter of foundation (with materials).
second phase.
The construction of a construction box. The cost of the second stage includes the erection of walls with exterior decoration, a ceiling with a rough screed, engineering communications laid in the walls, windows, exterior and balcony doors, and a roof. In sum, this is a building without decoration and equipment.
Estimated cost from 180 cu per square meter of area.
third stage.
The interior decoration of the building. The cost of this work includes all the basic work inside the building, the installation of all products and the engineering equipment provided for in the project.
Estimated cost from 200 cu per square meter.
fourth stage.
Land improvement. The cost of this stage includes: fencing of the territory, gates, paths, lawns, flower beds, gazebos, lighting, equipment for watering the territory, etc.
The contract may include extended landscaping, namely: a swimming pool, alpine slides, park sculptures, etc.
Estimated cost from 1500 cu per hundred square meters, including planting material.
fifth stage.
Organization of the interior. The cost of this stage includes the development of a design project for the interior of the main premises of the house, as well as furniture. Estimated cost from 200 cu per square meter.
